7 Common Structural Problems We See

Getting to the root of the problem and fixing what is causing cracks, potholes, upheaval, etc., will generate the best results and prolong the life of your asphalt lot, which should last for several decades.

Cracking

There are several types of cracks common to commercial asphalt parking lots, including:

• Alligator Cracks: These appear as a series of small cracks that resemble an alligator’s skin. They are often caused by a failure in the sub-base or by heavy traffic.
• Edge Cracks: These occur along the edges of the pavement, typically caused by poor drainage or a lack of support at the pavement edge.
• Transverse Cracks: These are single cracks perpendicular to the direction of the drive and are usually caused by temperature fluctuations.

Rutting

Rutting occurs when repeated traffic, especially heavy vehicles, depresses the surface of the asphalt. It's often a result of inadequate compaction during installation or a weak asphalt mix. As a side note, whenever possible, we recommend that you restrict heavy vehicles to certain areas of your lot, as continuous use by heavier trucks and vehicles can damage your lot.

Potholes

Potholes form when water seeps into the pavement through cracks, freezes, expands, and then thaws, weakening the material. Traffic further deteriorates the weakened spot, eventually forming a hole.

Depressions and “Bird Baths”

Depressions are small low areas that may hold water. They are often caused by improper compaction during installation. Bird baths are similar but generally smaller and can also lead to water damage and deterioration.

Upheaval

Upheaval occurs when the pavement rises due to swelling of the subsoil. This can be caused by freezing and thawing cycles or by the presence of expansive clays in the subsoil.

Stripping

Stripping refers to the breakdown of the bond between the asphalt and aggregate, primarily due to water intrusion and traffic. This leads to the loss of pavement strength and may cause other surface issues like raveling.

Addressing these issues promptly through proper maintenance and repair can significantly extend the life of an asphalt parking lot and prevent more costly repairs or replacements down the line.
